Realty Income's 5.7% Yield: What It Takes to Produce $2,500 a Year in Dividends

Realty Income’s most recent monthly payout is $0.2715 per share. Monthly dividend payments may be getting more attention lately, but Realty Income has been making them for more than 56 years. In that time, it has delivered 676 straight monthly distributions.

On an annualized basis, that works out to $3.258 per share across 12 monthly payments. If you want $2,500 in annual income from those dividends, you would need 768 shares, or technically 767.4 shares. With the stock trading at $56.89, that would require an investment of $43,692 to buy 768 shares.

Why the numbers keep compounding

Realty Income’s uninterrupted monthly payout streak is only part of the story. The company has raised its dividend for 31 consecutive years since its public listing. Even more impressive, it has increased its monthly payout for 116 straight quarters.

Its business model helps explain that consistency. Realty Income owns more than 15,000 properties, and its tenants sign triple-net leases. Under those agreements, tenants are responsible for property taxes, insurance, and routine maintenance, which helps make revenue more predictable, aside from the risk of tenant defaults.

The REIT mainly focuses on consumer-facing retail properties. That can be a risky area in general because it is tied to the economy, but its largest concentration — supermarkets and convenience stores — tends to hold up well during downturns. That segment represents more than 20% of the portfolio.

How the payout keeps growing

Realty Income has built a strong record of smart acquisitions and steady organic growth. Its operating profit has outpaced its expanding share count, and even after years of dividend increases, its trailing 12-month distributions still amount to only 75% of funds from operations. That leaves room for more increases ahead.

That is why the 768-share calculation matters. Five years ago, it would have taken 846 shares to collect $2,500 in annual dividends, based on the $2.958 per share it paid in 2021. A decade ago, the figure would have been 1,029 shares. Today’s 768 shares should generate more passive income as time goes on.

For investors seeking a growing stream of dividend income, Realty Income has already shown it can deliver. There is reason to think that pattern can continue for years.
