Mortgage Calculator: What a $430K Home Costs at a 7.32% Mortgage Rate

Mortgage rates eased for the first time in two months this week as investors moved toward the safety of government bonds, amid weaker stock and tech markets and a steep drop in new-housing starts that heightened inflation concerns.

Realtor.com

The average rate on 30-year fixed mortgages slipped to 7.32% for the week ending Oct. 22, down 8 basis points from 7.40% the week before, according to Freddie Mac. That decline followed seven straight weeks of increases that pushed mortgage rates to three-year highs, giving buyers a small amount of relief.

For comparison, rates averaged 6.19% during the same period in 2025.

What does that mean for would-be buyers? Using the Realtor.com® mortgage calculator, here is how the numbers work out for the median-priced home in the U.S.

All examples below assume a 30-year fixed mortgage and include only principal and interest, excluding property taxes, homeowners insurance, and mortgage insurance.

Monthly mortgage payment with a 20% down payment

For a buyer considering the median home price of $430,000, a 20% down payment would leave a loan balance of $344,000.

At a 7.32% rate, the estimated monthly principal and interest payment is about $2,363. That is $19 less than the prior week's payment of $2,382.

Compared with the 6.19% average from October 2025, when a home at this price would have carried a $2,105 monthly payment, buyers are now paying $258 more each month.

Monthly mortgage payment with a 3.5% down payment

Costs have also climbed sharply for borrowers using FHA loans with a 3.5% down payment.

On a $430,000 home, an FHA borrower would finance roughly $414,950. At a 7.32% rate, the monthly principal and interest payment comes to about $2,850.

That is $23 lower than last week's $2,873. Compared with the 6.19% rates in October 2025, when the monthly payment for this loan amount was $2,539, FHA borrowers are paying an additional $311 in interest each month.

Even so, compared with the October 2023 peak of 7.79%, when the payment for a home at this price reached $2,984, the current monthly bill still offers $134 in relief.

Long-term savings over 30 years

The bigger picture shows how this brief dip affects borrowing costs over a 30-year term. A buyer making a 20% down payment at a 7.32% rate would pay a total of $850,695 in principal and interest over the life of the loan.

Although borrowing costs remain well above last autumn's levels, that total still stands in sharp contrast to the October 2023 peak of 7.79%, when the same $344,000 loan would have cost $890,630 in principal and interest. Locking in a mortgage at the current rate instead of that peak would save a homebuyer $39,935 in interest over 30 years.

FHA borrowers would see a similar long-term pattern. Financing the current median-priced home at a 7.32% rate results in total principal and interest payments of $1,026,151 over the life of the loan. At the 7.79% peak in late 2023, that same loan would have cost $1,074,323. That amounts to $48,172 in long-term savings for FHA buyers.

Although financing costs remain far above year-ago benchmarks, this week's retreat ends a stubborn run of increases and gives buyers some breathing room in the late-fall market.
