15 Monthly Home Maintenance Tasks Every Homeowner Should Handle

Taking care of these jobs just once a month can help protect your biggest investment: your home.

Whether you are settling into your first house or have owned homes for years, regular upkeep matters. Staying ahead of routine maintenance can keep small issues from turning into expensive repairs. A minor roof or gutter problem, for instance, is usually easy to fix at first, but if it goes unnoticed, it can lead to mold and water damage.

If you keep up with these monthly maintenance chores, you can save both time and money later.

Monitor Your Monthly Electricity Usage

Find out how much power each appliance uses and how that affects your monthly bill. That information can help you manage electricity more efficiently, decide which appliances are worth keeping on, and identify which ones can be used less often. A tool such as a Kill-A-Watt can help you calculate the cost of plug-in appliances. Try checking a different appliance each month to build a clearer picture of your energy use.

Look for Roof Leaks From the Attic During Rain

“Go into your attic to spot any leaks during a rainstorm,” says John Bodrozic, co-founder of HomeZada. “Roof leaks can go unrepaired for a long time, creating damage to insulation, and can be a source of mold growth, which is harmful to your health.”

While you are in the attic, it is also wise to check for insulation and airflow problems, since both can raise heating and cooling costs.

Check HVAC Filters

Bodrozic says air filters should be replaced at least four times a year, but they should be inspected monthly. Make sure they are not clogged with dust or debris. Clean filters help maintain healthy indoor air quality and keep the system running efficiently.

Test the Garage Door Safety Shutoff

Bodrozic recommends checking the safety features on an automatic garage door to make sure they still work properly. That includes the safety beams, which should stop the door from closing if something is in its path.

Lubricate the Garage Door

“Your doors are probably a series of panels that are connected with hinges and have either metal or plastic rollers on each side,” Bodrozic says. “Use an appropriate lubricant, depending on metal or plastic rollers, to keep your garage door operating smoothly and prolong its useful life.” This simple tune-up helps the door open more quietly and smoothly.

Trim Shrubs Near Air Conditioning Units

Shrubs can grow around an A/C unit and block airflow, Bodrozic says. “This causes the unit to work harder and can cause damage, so it is important to trim shrubs and remove leaves from the surrounding area,” he says. With the right pruning tools, you can keep your yard tidy while helping your air conditioner work efficiently.

Remove Snow From Exterior Vents, Meters and Fill Pipes

During the winter, snow removal becomes one of the biggest chores. Vents blocked by snow can cause carbon monoxide to build up inside the home, which is a serious safety risk. Check dryer, furnace and water heater vents regularly, especially after a snowstorm. Also make sure gas and electric meters remain accessible, and that oil or propane delivery has a clear path.

Clean the Refrigerator Grille

“The top or bottom of your refrigerator has a grille that you can detach to get access to the compressor and cooling coils,” says Bodrozic. “This builds up dust over time and blocks airflow, which can burn out your refrigerator’s cooling system.” Keeping it clean can help prevent repairs later on.

It is not a monthly task, but

Organize the Refrigerator

“Whether you live in an apartment by yourself or you have a family of five, somehow food always piles up in the fridge,” says professional organizer Christina Giaquinto, owner of Christina Giaquinto Organizing LLC. At the start of each month, remove containers and perishables and sort out what is still good and what should be thrown away.

“If you have a little extra motivation,” she says, “I suggest wiping the shelves down and doing a thorough clean after you finish de-cluttering.” Keeping the refrigerator clean and organized also helps reduce food waste.

Declutter Your Digital Files

Physical clutter is easier to spot; the stack of junk mail on the table is hard to miss. Digital clutter is easier to overlook, but it still needs attention. With so much information being sent and received every day, storage can fill up quickly. And if you have a camera phone, there is no reason to let important memories sit unused.

“During the last week of the month, empty your phone pictures (and your regular digital camera) onto your laptop or computer,” says Giaquinto. “Organize them into folders, so you’re not overwhelmed with endless photos.”

Review Your Finances

“Take a bird’s eye view of your finances to see where you spent your money, how well you budgeted, and how well you saved,” Giaquinto says. “It’s very easy to spend without purpose, which leads to overspending and wondering where everything went.” Reviewing your finances takes discipline, but it can help you manage money better in the following month and reduce stress. It can also help you stay on track with a home renovation budget when the time comes.

Check Sinks and Tub Drains

“If you notice that your sinks or tubs aren’t draining as quickly, there may be a buildup causing a blockage,” says Kyle Gesuelli, a home improvement expert at handy.com. “The first thing to do is try to remove anything that is obstructing the pipe manually using a pipe cleaner to pull debris through the plughole. Second, pour a cup of baking soda down the drain, followed by some hot water, which should clear things out.” Deal with kitchen sinks, bathroom sinks, bathtubs and other drains before a clog becomes worse. It is possible to clear a drain without chemicals.

Clean the Garbage Disposal

“The best way to clean out your garbage disposal is with baking soda and white vinegar,” says Gesuelli. “Take half a cup of baking soda and a cup of white wine vinegar, and put both down the sink. After a few minutes, pour some boiling hot water down, too. Next, fill the drain with some ice cubes, and add a cup of salt, which will help to remove debris. Finally, add lemon halves to the disposal and keep both the water running and the garbage disposal on.” Cleaning a garbage disposal with ice is simple, and the lemon leaves a fresher smell in the kitchen.

Use a scrub brush Scrub the filter with a scrub brush or sponge--using the mixture in the tub. Add Sal Subs directly to the brush to help the degreaser get into the cervices. Rinse with clean water. If more work needs to be done, drain and refill the sink with the mixture and soak for another 15 minutes. Still: Scrubbing filter 1. Fill the sink with hot water. If need be, boil some water and add it to the sink water so it is nice and hot. 2. Put 2-4 squirts of Sals Suds into the water 3. Add ½ cup of baking soda 4. Clean Range Hood Filters

“The purpose of the range hood filter is to collect grease, so over time, it will become less effective as the grease builds up,” Gesuelli says. To clean it, remove the filters and place them in a sink filled with hot water, dishwashing liquid and baking soda. “Leave to soak for 10 to 15 minutes,” he says. “If needed, scrub the remaining grease off with a brush, and then rinse clean. Dry the filters with a paper towel before replacing them.”

Monthly Home Maintenance Calendar

Keep a Monthly Home Maintenance Calendar

“Staying on top of all the preventative maintenance tasks throughout each month of the year is important to reduce energy costs, avoid early replacement costs, and keep the home healthy and safe for the family,” says Bodrozic. He recommends HomeZada, an app that can automatically generate these tasks and many others for homeowners. It also helps to keep up with yearly maintenance by dividing it into seasonal spring, summer, fall and winter tasks.
